DEFAULT FEES

Unpaid rent

If the rent remain unpaid for 14 days after becoming due, interest will be Chargeable on the total amount outstanding at the rate of 3% above the Bank of England’s base rate payable from the date on which the rent fell due until the date it is paid.

Lost Keys or other Security Devices

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s).

£20 for a specialist Door Key – Copy from Landlords Key Only
£50 for a Key Fob

If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Variations of Contract (tenants request)

£50 (inclusive of VAT) per agreed variation. To cover the costs associated
with taking landlord’s instructions as well as the preparation and execution
of new legal documents.

Change of Sharer (tenants request)

£50 (inclusive of VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination

£300.00 (inclusive of VAT) This fee covers all marketing & referencing of the new tenant. The tenant will be responsible for the rent and any bills until a new tenancy entered into or the existing tenancy lapses.
